Window Washing The Strand at Dana Point Headlands
Reach, timing and pure water

Window washing The Strand homes means oversized panes, frameless railings and walls of glass on 9,000 to 12,000 sq ft custom homes, cleaned from the ground.

The Strand Window Cleaning at Estate Scale

There are 118 homesites at The Strand at Headlands, the gated community on the Dana Point Headlands above Strands Beach, and the custom homes built on them typically run 9,000 to 12,000 square feet over one or two stories. The first lots were released in 2006, so even the oldest houses are fairly young, and some are recent builds.

Owners could build in any architectural style, and many made glass the main material facing the water: oversized single panes, multi-story glass walls, frameless railings and skylights. On a Headlands lot that glass is the million dollar view, so a dull pane shows in every ocean-facing room. That changes the work. The Strand window cleaning is less about counting windows and more about reach, surface area, and keeping very large panes evenly wet so the finish stays streak-free instead of drying in lines halfway through.

Public beach access from the community runs down stairs and a funicular from the parking area, which tells you how high these lots sit above the sand. That height is exactly why wind and salt air reach the glass so freely. Homes here typically sit above the size we price from a phone call, so window washing at The Strand begins with a walkthrough. It takes the guesswork out of the quote and lets the pro plan the order of elevations before the visit day.

How Do Window Washers Reach Multi-Story Walls of Glass?

With a water-fed pole from the ground, in most cases. The pole carries deionized water up to a soft brush head, so the pro scrubs and rinses second-story and double-height glass while standing on the terrace or lawn. That keeps ladders off the facade and weight off stone cladding and decking.

Some glass calls for a different plan. Panes above a steep slope, glass tucked behind a deep overhang, or a skylight on a low-pitch roof may need a closer angle or roof access. We flag those on the walkthrough and tell you which panes are included and how each one gets cleaned. Any roof or skylight work is done by licensed and insured pros, and only after the access has been agreed with you.

Why the pole matters on oversized panes

A large pane cleaned by hand from a ladder gets worked in sections, and every section boundary is a place where water dries first and leaves a line. The pole brush covers the full height in long strokes, and the 0-TDS rinse sheets down the whole face at once. Our deionized water explainer covers why that rinse dries without spots.

When Is the Best Time of Day to Wash Headlands Glass?

Early to mid-morning, before the onshore wind builds. The Headlands sit high and open to the ocean, and an afternoon sea breeze can push fresh sea spray and dust onto wet glass while the pro is still rinsing it.

Sun angle matters as well. On a hot south- or west-facing pane, water can evaporate before the loosened dirt has been rinsed away. Starting on the shaded elevations and following the shade around the house keeps the rinse even. In marine layer season, May through July, the gray mornings work in our favor, since flat, cool light keeps the glass from heating up.

If strong wind is forecast for your booked day, we move the visit instead of washing into it. A rescheduled morning costs less than a second trip to redo salted glass.

Custom Home Window Cleaning After Construction

Some Strand homes are recent builds, and new glass rarely comes clean. Construction leaves stucco and plaster splatter, paint overspray, sealant smears, label adhesive and fine drywall dust across panes and frames. Scrubbing all of that with a normal brush can drag grit over brand-new glass.

Custom home window cleaning after a build starts with a pane-by-pane inspection. Each type of debris is softened and lifted in a way that suits it, then the glass gets the standard pure water clean. Tracks on new doors are usually packed with construction dust and need a thorough dry-clear before any rinse. The post-construction window washing page goes through the full checklist.

One caution worth knowing: if a pane already carries a scratch from the build, we record it before work starts, so it is clear the mark came with construction. On a new build the change is night and day: natural light reaches the rooms through clear glass instead of a film of drywall dust.

Frameless Glass Railings and Skylights

Frameless railings are the hardest glass on the property to keep clean, because both faces are exposed and there is no frame to hide drips at the edges. Salt lands on the ocean face as a coastal haze. Hand prints and pet noses land on the house side. Planter irrigation often hits the lower third, leaving calcium deposits that harden into hard water spots if they sit.

  • Both faces of every railing panel washed, top edge wiped
  • Base shoe or standoff hardware rinsed free of salt
  • Skylights checked for roof access before they go into the quote
  • Mineral rings from planter irrigation assessed for hard water treatment

Railings and skylights are counted in the walkthrough quote, so nothing on the glass list turns into a surprise later. On homes where railings wrap several terraces, they can add up to as much glass as the windows themselves, which is one more reason window washing at The Strand is never priced blind.

How Much Does Window Washing Cost at The Strand?

Nearly every home here is priced after a walkthrough, because the houses are well over 8,000 square feet and many have walls of glass. Window washing at The Strand starts in the large custom and estate band of $500 to $900 and up, and the final figure depends on pane count, railings, skylights and reach.

Hard water stain removal, where the glass needs it, adds $150 to $350 and is assessed before work starts. We add no travel fee for the drive up from San Clemente. Glass inside and out, screens, tracks and sills are part of the job, and you agree to the figure before booking. The Dana Point cost guide has the full price table.

How Often Should Strand Estates Be Cleaned?

Every 6 to 8 weeks for ocean-facing glass, the standard cycle for oceanfront and bluff-top homes. Street-side and hillside elevations can often go 8 to 10 weeks, and many owners split the visits so the view side is cleaned more often than the rest of the house. A quarterly visit, common for inland estates, leaves Headlands view glass gray for most of each cycle.

Plan an extra rinse within 72 hours of any Santa Ana wind. Those winds come mostly from October to December and can coat a glass wall in dust overnight. Neighbors just along the bluff at Niguel Shores get the same wind on very different windows, and the main Dana Point window washing page links every neighborhood we serve. Visits are booked through Clarity Coast in San Clemente.

The Strand Window Washing FAQs

Can my house manager handle the walkthrough?

Yes. Plenty of large homes have someone else on site, and the closing walkthrough can be done with them. We only need a name and how the gate should be told about the visit.

Will the water-fed pole scratch my glass?

No. The brush uses soft bristles, and pure water flushes grit away continuously while it moves. Scratches usually come from dry-wiping sandy glass or scraping, and this method does neither.

Do you clean interior glass on a double-height wall?

Often, yes. Some tall interior glass can be reached with an extension pole and squeegee, depending on furniture and floor layout. Anything outside a standard visit is named at the walkthrough, not discovered on the day.

Should I book the first clean while contractors are still on site?

Better to wait. Washing before painters or landscapers finish usually means doing it twice. Book the post-construction clean once the dusty trades are done.

Is pure water safe around pools and planters?

Yes. Deionized water is simply water with the minerals taken out, so the runoff is safe for plants, pool decks and stone. No detergent ends up in your garden, which makes it an eco-friendly rinse for terraces that drain toward the bluff.
